Landlord terms
1. Property Standards
Landlords must ensure all rental units meet local health, safety, and habitability standards before occupancy. Units should be clean, functional, and free from hazards. Internet and utilities must be in working condition if advertised as included.
2. Rental Agreements
Landlords are responsible for issuing clear rental agreements outlining the lease term, rent amount, security deposit, responsibilities, and house rules. Agreements must comply with local tenancy laws and be signed by both parties.
3. Rent Collection
Hadjios Living facilitates rent collection via secure channels. Landlords must notify us in writing of any changes in rental rates or billing terms. Delays in payment distribution may occur if tenant payments are late or contested.
4. Maintenance & Repairs
Landlords are required to address maintenance requests in a timely manner. Emergency issues (e.g., water leaks, heating failures) must be prioritized. If Hadjios Living provides repair coordination, costs will be deducted from future payouts unless otherwise agreed.
5. Inspections & Access
Landlords may request property inspections with reasonable notice to tenants. Entry without notice is prohibited unless in emergency situations. Inspection findings must be documented and shared with tenants upon request.
6. Termination & Eviction
Landlords may terminate tenancies in accordance with local laws, with proper notice and just cause. Hadjios Living will not engage in eviction proceedings but may assist with documentation or legal referrals upon request.
7. Liability & Insurance
Landlords are responsible for maintaining property insurance covering structural damage and liability. Hadjios Living is not liable for personal or property damages arising from landlord negligence, misrepresentation, or failure to comply with regulations.
8. Confidentiality & Communication
All landlord information is kept confidential and used only for operational purposes. Communication between landlords, tenants, and Hadjios Living will be professional and recorded where applicable.
9. Payments & Payouts
Payouts to landlords are processed monthly or according to the agreed schedule. Deductions for service fees, repairs, or unpaid tenant dues will be reflected in the payout summary.
